Choices

Options for Homes Non-Profit Corporation (“Options”) is a company dedicated to providing quality homes in great communities at the best possible price. Options strives to bring home ownership within the reach of families with family incomes as low as $40,000, a goal we have achieved with all of our communities. Options’ communities have proven to be attractive to a wide range of income groups (from $30,000 to $75,000+).

We have assembled an experienced team of professionals and builders to produce quality homes our owners can enjoy. To ensure quality, we use Deerfield Homes as our builder. They have an award winning reputation.

Options acts as a consultant to homeowners, working on their behalf to create their community. At monthly meetings before moving in, owners are given the opportunity to provide feedback and suggestions affecting the new community being created. The condominiums are sold at cost (i.e. no profit is added) before construction.

Marketing & Soft Costs
Enjoy the peace of mind in knowing that your hard earned money has gone toward your home and not an expensive marketing campaign. With Options, you won’t see glossy full-page ads, or the model suites that other developers use to sell their suites. Options uses a simple, cost effective approach to advertising which will save you over $20,000 on the cost of your home.

Pool, Sauna, Features, etc.
Options does not build costly amenities that add to the initial price of your home and your monthly costs. Many homeowners have expressed their appreciation of this approach. They have seen many other condos where the expensive amenities sit unused. Instead we choose locations with high level of community amenities nearby (eg. community centres, parks, etc.). Also, amenities, such as multi-purpose rooms with kitchens for entertaining, fitness rooms, libraries, and lounges, are provided. They are useful amenities to homeowners and are cost effective to build and maintain.

Although, sometimes Options builds in an existing condominium community that already has extensive amenities. If this is the case, you will be able to use the amenities without adding to the price of your home.

Contingency Fund Instead of Profit
The price you pay with Options only covers the costs to build and market your home. Other condominium developers add anywhere from $30,000 to the price you pay to add to their pocket. Options only has a Contingency Fund, which acts as a buffer in case the cost to build your home is more than predicted. Material and labour costs can fluctuate. But if this money is not needed, we give it back to you, the homeowner.

Special Financing
Unlike any other developer, Options can provide you with special financing to boost your down payment (9% of the price of your home). This help is optional, and all purchasers are eligible. Attend a free information session for more information.

I registered for an Information Session; can I bring a guest to help me decide?
You are welcome to bring a friend or family member to the Information Session. If they are interested in buying a separate home, they need to contact Options For Homes to register for the Information Session as well. If they are just attending to help you decide, or are interested in buying a home with you, they do not need to register.
